Finding the Right Home – If you are new to the area (or even if you already living here) finding the right property for you can depend on a list of things, from which are the best schools for your children to knowing if the neighbours have a

Fitting in with you – We all know how hard it can be to find a property, especially if you are working full-time and particularly if you are new to the area. So David Burt Property Letting offers a service designed to be as flexible as possible to help tenants through this process, including:

  • Putting together a short-list of potentially-suitable properties to suit your personal requirements.

  • Arranging viewings out of hours and on Sundays wherever possible.

  • Reserving a property by paying just a nominal amount as a holding retainer to provide you with the peace of mind that no one will be shown the property whilst your referencing is carried out as quickly as possible.

Helping Your From Start to Finish

It Can be tough when starting out in the renting game. What do I do, how do I do it, what do I need? 

David Burt Property Lettings is here to help you all the way. We have a full range of services that include the following:

  • Guarantors – If a guarantor is required, David will help the tenant(s) through this process to ensure all the forms are completed correctly and that everyone understands what they are signing.

  • Deposit – You will be glad to know that the deposits for every property we rent are fully protected by being held in one of the Government’s approved Deposit Protection Schemes.

  • Tenancy Agreement – All our landlords let their properties on a standard Assured Shorthold Tenancy Agreement for a fixed term (of 6 or 12 months) and these can either become periodic tenancy at the end of the fixed period (by mutual agreement between you and the landlord) or be replaced by a new AST. But David is always available to advise you on what would be best for your requirements.

  • Liaising with Utility Companies – For some of our tenants it is the first time they have moved into a property; for others, the whole experience is overwhelming. But whatever your circumstances and experience, tasks like finding a utility company and organising all that this entails can be very time-consuming when time is the one thing you are short of. So as part of our services, we are there to help and advise you on any aspect of this process.

  • Moving In – We’ve all been there … your first day in your new home and you cannot work out how to operate the Gas Cooker, alter the boiler, or turn off the alarm! So David Burt Property Letting makes sure that a detailed “Household Instruction Manual” is provided to every new tenant with as much information as possible about your new home, including things like:

    • Gas Safe Certificates (where applicable)

    • Instruction Manuals

    • Utility Suppliers and contact information

    • Where you will find the meters and stopcocks

  • Welcome Pack – There is nothing worse than moving into your new home, with all that entails, and finding that you don’t even have any milk to make a cup of tea. So David always provides all new tenants with a few household essentials to welcome you to your new home until you can get to a supermarket!

  • Paying your Rent – Full instructions of how to make your payments (with all the bank account details) will be included in your Household Instruction Manual together with the contact details for the landlord and/or the landlord’s agent

  • Emergency or Routine Maintenance – From the outset, you will be advised of the person to contact (whether that is David or the landlord) for emergency and routine maintenance and given all the necessary contact information

  • Moving Out – Should you wish to vacate the property at any time, David will be there to help you, from how to give formal notice to the landlord to explaining the check-out process and of course helping you find another property to rent if that is what you want to do.
